Nestled in the grounds of the 500-year-old Brooklands Farmhouse, in a quiet rural East Devon lane, sit three quirky, comfortable and characterful cottages, each boasting their own hot tub in a private courtyard, ideal for relaxing after a day exploring the local area. There are two great pubs within walking distance, both of which serve delicious food, as well as the well-reputed Greendale Farm Shop for all your fresh produce. Guests are guaranteed a very warm welcome by hosts Katharyn and Ben and, along with their cavapoo, Freddy, they are happy to welcome your (well-behaved) dogs too.

The three cottages, Garden View, Owls, and Poppies all boast characterful exposed timber beams and are well equipped, catering for 2, 3 or 4 people.
Garden View Cottage
This elegant and comfortable cottage is situated next to the owners’ home and offers heaps of charm and character, befitting its 300-year history. The accommodation comprises a spacious hallway, kitchen and breakfast room, comfortable living room, garden room offering further dining and lounge area, two king bedrooms, one with ensuite and one with WC. A private secluded courtyard offers patio furniture, barbecue area and fabulous hot-tub.
Owls Cottage
This pretty, single-storey, semi-detached cottage is located in the grounds of the owners’ home and offers an ideal location from which to explore the history of the cathedral city of Exeter, the delights of East Devon and surrounding areas. Owls comprises two double bedrooms, a shower room, galley-style kitchen and sitting/dining room with a private, secluded courtyard garden, complete with barbecue area, patio furniture and hot-tub. Exposed beams and a vaulted ceiling add charm and character to this cosy cottage.
Poppies Cottage
Named after it’s pretty hand-crafted stained glass window, Poppies is a delightful semi-detached, characterful cottage. Set in the peaceful grounds of Brooklands Farm, but with complete privacy, Poppies is a home from home, and an ideal location for walking to the pub, or exploring further afield.
Perfectly situated for touring Devon, the cottages can be found on the outskirts of the pretty village of Woodbury Salterton. The historic and charming cathedral city of Exeter is just 5 miles and for an abundance of water sports and two miles of unspoilt golden sands, is the coastal town of Exmouth, gateway to the Jurassic Coast, just 8 miles away. For walkers and cyclists, the multiple hectares of heathland that make up Woodbury Common is just a few minutes drive, offering extensive footpaths and trails, cycle routes and far-reaching, stunning, views across the East Devon landscape. Also easily accessible are the national parks of Dartmoor and Exmoor, along with the many bays and beaches along the south and east Devon coastline.
For families with young children, attractions such as Crealy Adventure Park, Bicton and the Donkey Sanctuary are all just a short drive and there are impressive National Trust properties throughout Devon and the neighbouring counties. Thanks to several soft-play centres and cafés around, the smallest members of your tribe will even be entertained on the wettest of days.

A quick note about our hot tubs…
Each cottage has a private hot tub. It is cleaned, refilled, heated and treated ready for your use. However, due to the number of people that may use it during your stay and the duration of each use, combined with variables like the sunshine and sun/body lotion, the water is subject to becoming unbalanced and we strongly encourage all guests to please use a common sense and vigilant approach to using the hot tub by following the hot tub guidelines as outlined beside each tub.
If other guests have departed on the day of your arrival, the hot tub may not be ready for use until the next morning after your arrival, to allow for cleaning, refilling and preparation of the tub water. We do endeavour to have every hot tub ready for new guests check-in but ask for your understanding and patience if we haven’t been able to fulfil this.
If you don’t think you will use the tub please let us know, as we are very environmentally conscious and would not want to waste the water and resources!
A gentle but serious reminder – Hot tubs can be very dangerous for children. Children can overheat quickly and without being aware. We ask that children, of any age, use the tub under strict supervision at all times and regularly ‘sit out’ to avoid overheating.
Please avoid playing with the rubber duck if there is one in the water. It is helping to maintain water quality.

What a little gem Garden View is! Ben and Katharyn are inviting host and are keen to ensure that your holiday is as comfortable as possible. The cottage has many relaxing and quirky features with lots of history behind it. From the local scenery, the cottage, the hot tub to the hosts, this was a perfect break away that we didnt want to end!!! We wouldnt hesitate to recommend to anyone thinking of staying here. We have already rebooked to return in May 2022.

Fantastic location and lovely clean cottage. The owners Ben and Katharine were really helpful and very friendly. I would definitely recommend this cottage to anyone who wishes to visit Exeter and surrounding area.

Katharyn and Ben could not have been more welcoming, The cottage is lovely and has everything we needed. The hot tub is great after a day exploring the south coast. I guess the ultimate test is “would we come again?”…You had better believe it, unless you get your booking in soon I might beat you to it!

We had the most amazing stay at Poppies cottage. The cottage was so cosy and clean and has everything you need! The owners are absolutely lovely and nothing is too much trouble. They even came round with some fresh flowers and potatos from their garden. We cant wait to come back again! My little boy cried when we left! We had such an amazing time!
