Your stay in Garden View Cottage at Brooklands Farm
This elegant and comfortable cottage is situated next to the owners’ home and offers heaps of charm and character, befitting its 300-year history. The accommodation comprises a spacious hallway, kitchen and breakfast room, comfortable living room, garden room offering further dining and lounge area, one king-size en-suite bedroom, and a further downstairs king-size bedroom with optional zip and link twin beds and a seperate WC. A private secluded courtyard offers patio furniture, barbecue area and fabulous hot-tub.
Entering this property with its characterful, original slate flagstoned hallway and ceiling beams, you may well need to duck your head to the kitchen/diner, where the beams continue, at some points giving only 5’7” (1.7m) headroom! The compact kitchen itself is recently fitted and very well appointed, with a fridge/freezer, microwave, electric oven and hob and a dishwasher. Relaxed dining is afforded in a breakfast area overlooking the pretty courtyard to the garden beyond.
Going through to the living room, with its vaulted beamed ceiling and woodburning stove, the charm and elegance of the property continues. A comfortable corner sofa offers plentiful seating with a Smart TV with Sky TV (full package including movies and sports) offering a great space to chill and unwind.
Through the sitting room is the pretty garden room, overlooking the private courtyard garden to the gardens beyond. This charming room offers more formal dining and a great space to dry off after a dip in the hot tub.
The secluded, private courtyard is accessed through the garden room and boasts patio furniture, a barbecue and the ever-tempting fabulous hot-tub; the perfect spot to relax while the bubbles ease away any stress. Two parking spaces are available with this cottage.
Back through to the entrance hall, another doorway leads upstairs to the beautiful master bedroom, with its vaulted ceiling and original exposed beams, a window overlooking the garden and offering a king-size bed. As if designed for pixies and elves, a ‘very low’ – only 4’5” (1.3m) – doorway leads to a well-appointed, newly-fitted modern ensuite, with WC, power shower and basin.
Garden View Cottage comfortably sleeps four guests across two bedrooms both with king-size beds. One has a WC/shower en-suite, and the second has a toilet en-suite. The second can also be split into twin beds or zip and linked into a king-size.
We provide all cottages with the following on arrival, to make sure your stay is as comfortable and ‘home from home’ as possible – Linen and towels, toilet roll, tea, coffee, sugar, kitchen necessities like tea towels and dishcloths and soaps. Each cottage has a hair dryer, iron, ironing board and clothes horse. Please remember to bring your own hot tub/beach towels with you and if you are bringing your dog(s), we politely ask that you please bring a blanket to protect sofas so you can enjoy cuddles on there!

The cottage is spectacular, we had a wonderful short break here. We enjoyed the buildings mixture of old (grade 2 listed) and new, with quirky features. Beautiful garden with hot tub which was idyllic. Everything was spotless and the beds are comfortable. Our hosts were helpful with any query we had and very friendly. (Thanks for the wine, tea, coffee and milk!). We hope to return again to enjoy another break here. Many lovely places to visit nearby. A five star experience!

What a little gem Garden View is! Ben and Katharyn are inviting host and are keen to ensure that your holiday is as comfortable as possible. The cottage has many relaxing and quirky features with lots of history behind it. From the local scenery, the cottage, the hot tub to the hosts, this was a perfect break away that we didnt want to end!!! We wouldnt hesitate to recommend to anyone thinking of staying here. We have already rebooked to return in May 2022.
